    Do I need an attorney for a commercial real estate purchase?
    Commercial purchases involve due diligence, title and survey issues, zoning, leases, and financing terms that a standard form does not address. An attorney helps protect you before you are bound by the contract. We will tell you during your consultation what your transaction needs.
    Can you review or negotiate a commercial lease?
    Yes. We represent landlords and tenants in office, retail, and industrial leases, including rent and expense provisions, maintenance obligations, renewals, assignments, and personal guaranties.
    What is title insurance, and do I need it?
    Title insurance protects against covered defects in title that existed before you bought the property. Lenders usually require a lender’s policy. An owner’s policy is optional but protects your own investment, and we can explain the difference for your purchase.
    Can you help with a 1031 exchange?
    Yes. We handle the purchase and sale documents and coordinate with your qualified intermediary and tax advisor, who manage the exchange requirements and tax analysis.
    Do you handle residential closings?
    Yes. For residential purchases, sales, and refinances, we offer full-service closings through a title company affiliated with our firm. Our firm has an ownership interest in that title company, and you are free to choose any settlement agent or title company for your transaction.
    How are fees structured for real estate matters?
    We offer flat fees on most real estate transactions. We confirm the scope of work and fee in writing before work begins.
